Predominantly composed of rolling prairie, the site slopes gently from the northwest to the southeast, with a steeply sloping creek bed in the northeast corner of the property, with numerous small hillocks adding to the visual variety in this area. Total fall from northwest to southwest corner is approximately 60 feet (from 540 elevation to 48). The site contains numerous smaller areas of elevation change within these general characteristics.

The site contains six note worthy physical features. Wooded areas with deep ravines and streams running through them will be a great natural amenities preserved as common space containing nature trails. The site contains a homestead dating from the 1860's. The structures will be deconstructed and suitable materials will be utilized in the construction of community buildings and the unusable materials will be recycled. The existing family cemetery on the site will be incorporated into the trail and park system and preserved as a historic amenity. There are two pipe line easements that will need to be honored.
